Buying a house- extension question

Can I pick the brains of the BBS for a moment?



My wife and I are buying a new house, it's absolutely beautiful and we have our hearts set on it. But a hitch might of come up and I wanna know where the land lies. My solicitor dropped this bomb shell on me about 17:29hr and now goes on holiday for 2 weeks and I don't wanna spend the whole time stressing about this.



Basically the downstairs has a large conservatory to the rear which is joined on the kitchen. No doors or dividing walls. It might turn out the current owners might not have got planning/building regs for this. Now I would be absolutely gutted to miss out on this house so I'm hoping for some good news here. But if it's been this way for 4 years or more is it untouchable from enforcement action and I shouldn't worry (built around 2001)?



Secondly should I get indemnity insurance if we go ahead, or is that a waste of money given the 4 year thing? I know I should speak to my solicitor but as I said they are off on holiday tomorrow. I'm hoping that I can speak to their solicitor and it will turn out they had the correct permissions. It is such a big extension I can't believe someone would take the risk of building it without planning, but assumptions are the mother of all **** ups so to speak.
